Location and Neighborhood
Our community is close to a range of schools, from elementary through higher education:
- Bryant Elementary School
- Eckstein Middle School
- Roosevelt High School
- North Seattle College
- Pima Medical Institute
- University of Washington
Our community is in Roosevelt, a North Seattle neighborhood with local cafés, restaurants, and shops all around, giving it a welcoming, easygoing feel. Whole Foods Market and Safeway keep everyday errands simple, and Green Lake Park, with its scenic loop and beaches, is less than five minutes away. Ravenna Park’s wooded trails are nearby, too, and the Grand Illusion Cinema in the University District makes for a fun movie night.
Getting around is one of the biggest perks of living here. Roosevelt Station sits half a block from our door, putting Downtown about 10 minutes away by light rail and Capitol Hill’s restaurants and nightlife in one easy ride. If you’d rather drive, I-5 keeps South Lake Union’s tech campuses close at hand, SR 520 makes Bellevue a quick trip across Lake Washington, and the University of Washington is never far for game day. Staying this connected is one of the best reasons to call The Ryder home, and our Neighborhood page shows even more of what’s around us.

It’s an easy way to protect yourself from potential liability and out-of-pocket expenses, while also looking after the building we all share. If you’re unsure what your policy should include, our team would love to help you find the right coverage.
Payments and Rent
Reserving your new home is simple. For market-rate apartments, the security deposit is $500 with approved credit and is due when you apply. For our Multifamily Tax Exemption (MFTE) units, you’ll put $99 down to secure your place right away.
For our MFTE units, all utilities are covered; however, in market-rate apartments, you’ll handle the remaining standard services, which keeps you in control of your own usage.
There are several ways to take care of rent, so you can choose whatever fits your routine. You can pay online through Bilt from wherever you are, and for added convenience, we also accept personal and cashier’s checks, as well as money orders.
We’re happy to share that we don’t charge amenity, technology, or notice service fees.
Parking and Transportation

Maintenance and Emergency Requests
Caring for your home is a priority for us, so we’ve made getting help simple. Submit a request anytime through the Resident Portal, or send a note to our team for assistance.
We know how important it is to have everything at home in order, so our team aims to resolve service requests and work orders quickly. Typically, you can expect a turnaround of 1 to 2 days, depending on the nature of the issue.
Move-in and Move-out
We want your first day here to be all about settling in, so we don’t charge move-in fees. When you get your keys, you’ll only cover your prorated first month’s rent, plus any required deposits.
We understand that plans can change, which is why all of our leases include a break fee option. To get started, contact our office directly for specific information. Once the fee is paid, it counts as fulfilling all of your requirements and reports positively to your rental history.
If you’re planning your move, here’s what to keep in mind:
- Seattle law requires a 20-day notice period for any active and current lease, not counting the day it’s given.
- For a lease break, your agreement calls for 30 days instead.
Refunds are mailed at the 30-day mark and can take up to an additional 2 weeks to arrive. If anything comes up in the meantime, we’re just a message away.
